Sunnyvale sits at the practical center of Silicon Valley — walkable downtown, major employers minutes away in every direction, and a housing stock that ranges from mid-century ranch homes to new condo towers.

The neighborhoods

Downtown Sunnyvale has become genuinely walkable, with Murphy Avenue as its center and newer condo and townhome inventory around it. Ortega Park and Cherry Chase draw families for schools. Birdland offers classic mid-century ranch homes. The Lakewood area on the north side is typically more attainable, and Ponderosa sits close to major employers.

Commute reality

Few Bay Area cities put you this close to this many employers. Apple, Google, LinkedIn, and Meta campuses are all reachable within a short drive, Caltrain runs from downtown, and Central Expressway and 101 handle the rest. For dual-career households working in different parts of the Valley, Sunnyvale is often the geographic compromise that works.

Condos versus houses

Sunnyvale is one of the few Valley cities with meaningful condo and townhome inventory, which makes it a realistic entry point for first-time buyers priced out of single-family homes. The tradeoff is HOA dues and less land, but the location premium holds up well over time.

Schools

Sunnyvale is served by multiple elementary districts feeding into Fremont Union and Santa Clara Unified high schools, which means school assignment can differ significantly between neighboring streets. This is a city where verifying the specific address matters more than the city-level reputation.
